Los Flamboyanes Bacalar - The Project

Las Flamboyanes is a new project and development on the shores of Laguna Bacalar just 3 hours south of Playa del Carmen, and a short 30 minute drive to the state capital of Chetumal. Los Flamboyanes is a private community and covers 23 hectares (roughly 57 acres), with 184 single family lots. The majority of the lots are 22 meters by35 meters; others are slightly larger. All lots are for single family homes, which creates plenty of green space throughout the development as well as ample setbacks for each lot. There will be a beautiful park in the middle of the property that will cover 1.24 hectares (3 acres) as well as tennis courts, and private access to the Los Flamboyanes lakeside park. The idea of Los Flamboyanes is to provide large lots for single family homes in a green and environmentally friendly setting with all modern services and amenities. There will be specific setbacks and guidelines in order to maintain the sanctity of the development and to ensure that people will not be building “on top of” their neighbors. The idea is that each lot will have plenty of room for their own private gardens and individually designed green spaces, which in turn will create further privacy to each home. The project will be developed with an exterior wall around the entire property, This way there will not be walls inside the development, but you can fence in your own back yard for your pets, just no concrete walls please!.

All services will be developed underground and brought to the front of each lot, including septic. The septic system will be modeled after the environmentally friendly ways of Xcaret Park. Xcaret has a closed system that you wouldn’t even know was there, but is designed in such a way to lessen the impact on the local ecosystems.

A water storage area is being developed where all roof top and rainwater will be stored for irrigation of the parks and gardens. Each home owner will be responsible to pipe their own roof water to the street where they can hook in to the main system.

All streets will be paved and accompanied by broad sidewalks, and there will be lush gardens dividing the driving lanes as well as in the center of all round abouts (glorietas).Flowering flamboyane trees will be prevalent throughout the grounds, thus the name; Los Flamboyanes.

All property owners will have private access to the water front park. There will be a small road between the main property and the park, and there will be an underpass from Los Flamboyanes to the park. This will ensure that residents, especially children, can safely walk to the lake for a swim without ever leaving the neighborhood or crossing the road. In the future there will be a small restaurant at the park so you can enjoy a drink in the evening or have a lunch with your family and friends. It will be understood that this park area will always remain a park and no one will have the right to develop any condos, apartments etc.

All of the service areas will be buffered from the houses by tennis courts and parks. Service areas will have their own entrances and exits directly from the exterior road to limit outside traffic within the interior of the community. All service areas or administrative offices will be surrounded by green areas and natural plant barriers so it is pleasing to the eye.

Los Flamboyanes Bacalar will be a fraccionamiento. What does that mean? It means that that Los Flamboyanes will provide its own services like garbage pickup, upkeep, etc. Everyone will pay a nominal maintenance fee to cover all of the services. A non-profit civil association will be set up, with an open book policy, so that no individual profits from the maintenance fees.
